Overview:

Our Real Estate Managers manage and execute lease, license and colocation transactions both new deals and renewals while fostering business growth. They primarily work through a dedicated process to deliver executed real estate documents in a high-volume environment while maintaining critical performance metrics. You will work independently and as part of a team to reach department goals. You also may work on special projects/assignments such as financial analysis, business cases and market expansions as needed.

Compensation: [Starting / Initial] Base Salary Pay Range: $75,000-$85,000/yr.

Specific offers within the listed pay ranges are determined by a variety of factors such as experience, education, skills, certifications and business needs.

Responsibilities:

  • Manage contract negotiations and transactions for an international ISP
  • Provide advice on transactions
  • Attend regular meetings and conference calls
  • Identify opportunities to improve transaction management processes
  • Work directly with other team members to resolve transaction and landlord issues
  • Actively manage detailed notes and records for each transaction
  • Review and prepare lease documents, lease summaries, abstracts, and other materials
  • Gather and evaluate real estate market and property data in an internal database

Qualifications:

  • A 4-year college degree
  • 2-5 years of commercial real estate transaction/leasing experience
  • Knowledge of real estate leases, license agreements and negotiations
  • Excellent verbal and written communication
  • An organized and methodical approach to manage multiple transactions simultaneously
  • Ability to work independently and within a team with other departments to build relationships and interact effectively
  • Ability to multi-task, work successfully under pressure, effectively prioritize, and manage time and workload
  • Willingness to take on new challenges, responsibilities, and assignments
  • Position is 5 days a week in the office
  • Occasional Travel required

Responsibilities:

Cogent Communications LLC is seeking an enthusiastic and experienced Data Center Engineer in the Overland Park, KS area. The successful candidate will have the technical experience to engage and oversee vendors for datacenter critical infrastructure installations, upgrades and failures, supporting site engineering projects for budget, risks and deliverables. You should have working knowledge of data center critical systems including structural, fire systems, generators, UPS power, HVAC, chillers, security, diesel/fuel storage vessels

  • Engineering and design of the power, space, and cooling aspects of our data centers in North America
  • Liaising with the Data Center Operations team to maintain site capacity including electrical, mechanical and control systems
  • Direct the coordination of local Data Center Operations teams and contractors to support the installation and maintenance of critical infrastructure
  • Provide cost-effective data center solutions that meet the requirements of the business.
  • Participate in remote data center audits, as required, for the facility infrastructure that is conducted by both internal and external entities
  • Responsibilities include but are not limited to managing the design and engineering of the data centers and the standards by which the facility infrastructure is to be operated and maintained with the support of local site Data Center Operations teams

Qualifications:

  • The position requires having a working knowledge of the electrical & mechanical infrastructure that is required to support data center environments.
  • Working knowledge of the overall data center environment that spans across the facility, raised floor, and structured cabling infrastructure.
  • 2-4 years engineering critical building or data center systems experience.
  • Proficiency in the design and operation of data center critical facility infrastructure. This includes UPS, Cooling, and backup power systems.
  • The ability to present complex engineering subject matter to a non-technical audience. Effective interpersonal and communication skills (written and oral) to communicate with all levels of the organization.
  • Must be self-motivated and able to prioritize workload with a strong ability to work independently and collaboratively across teams and the organization.
  • Good teamwork, communication/information sharing skills and influencing skills are necessary.
  • Experience with Visio, and MS suite of software tools are essential

Job Summary:

The Software Developer will assist in the design, development and maintenance of a several in-house business applications to support Corporate Sales, Operations and Finance as well as other departments.
